Terms of use: To Buy or To Rent
Last updated: 23 October 2026
By installing or using To Buy or To Rent ("the app") you agree to these terms. If you do not agree, please do not use the app.
1. What the app is
The app is a calculator. It compares the estimated financial outcome of buying a home with renting and investing the difference, using the numbers and assumptions you enter and public interest-rate statistics from the Bank of England.
2. Not financial advice
- The app gives general information only. It is not financial, mortgage, tax, legal or investment advice, and it is not a recommendation to buy, rent, borrow or invest.
- The app and its developer are not authorised or regulated by the Financial Conduct Authority.
- Results are scenarios, not predictions. They depend entirely on assumptions about the future (such as house prices, rents, interest rates and investment returns) that will turn out differently in real life.
- Interest rates shown are averages published by the Bank of England. Rates you are offered may be higher or lower.
- Tax rules (such as Stamp Duty Land Tax, Land and Buildings Transaction Tax, Land Transaction Tax and capital gains tax) are simplified and may be out of date or wrong for your situation.
- Before making a decision, speak to a qualified, regulated adviser, and check figures with your lender, solicitor or conveyancer.
3. Your use of the app
- The app is free. You may use it for your own personal, non-commercial purposes.
- Please do not try to break, copy, resell or misrepresent the app, or present its results as advice from us.
4. Responsibility
- We work to keep the calculations correct, but the app is provided "as is", without any promise that it is accurate, complete, up to date or free of errors, and without any promise that it will always be available.
- Decisions you make are your own. As far as the law allows, we are not responsible for any loss arising from relying on the app's results.
- Nothing in these terms limits or excludes any liability that cannot legally be limited or excluded (including liability for death or personal injury caused by negligence, or for fraud), or takes away your statutory rights as a consumer.
5. Data and privacy
The app does not collect personal data. See the privacy policy for exactly what is stored on your phone and what the app connects to.
6. Third-party data
Interest-rate data comes from the Bank of England and is used under the Open Government Licence v3.0. The app is not affiliated with, or endorsed by, the Bank of England. See Data and credits.
7. Changes and ending
We may update the app or these terms, or stop offering the app. Updated terms will be published at the same address with a new date. You can stop using the app at any time by uninstalling it.
8. Law
These terms are governed by the law of England and Wales. If you live elsewhere in the UK, you may also bring proceedings in the courts of Scotland or Northern Ireland.
